Useful information
Fire: please use the BBQ in the place where you find it and pay attention to the danger of fire. In this sense we strongly recommend you to carefully use candles, mosquito coils and cigarettes, both inside and outside the property, and not to leave cigarette butts on the floor or in the garden.
The on-off switch of the boiler of the bathroom is in the bathroom, above the light switch.
The on-off switch of the boiler of the kitchen is in the kitchen, as well as the one for the shower in the garden, which is under the sink. There you will find the switch fort he washing machine, too.
The instruction manuals of each electrical appliance are in the left drawer of the wooden showcase.
Please leave the furniture of the house inside the house (as the wooden table and chairs).
Please be careful in opening/closing the main door: the glass door has to be well pulled to the jamb.
The garden and pot plants are watered by Mrs Tiziana, every other day in the morning. Please feel free to pick fruits from the trees.
We recommend that you ALWAYS CLOSE THE FENCE at the entrance, even during the day, to prevent animals, especially wild boars, from entering.
Electricity: If you keep the hotplates and other electrical appliances or water heaters switched on at the same time, the light may go out, the electricity could automatically shut down. In this case you can check the electrical panel (in the sleeping room, next to the door).
In case the electricity switches off from the general control panel, this has to be restarted from the transformer/rectifier thet you find at the entrance to the garden, next to the fence (on the light post).
Please always make sure you turn off the stuves and the air conditioning before leaving the house.
Water: water is precious on Elba, especially during summer, so please make a right use of it. PLEASE BE AWARE that if the electicity shuts down, you can’t get water neither, as the water pump doesn’t work.

Regulation
Our penalties

Kitchenette: we kindly ask you to leave the kitchenette clean and tidy, otherwise we will apply a penalty of 30,00 € which will be retained from the security deposit.
Waste: we kindly ask you to differentiate and throw away all waste daily according to the calendar provided to you, if there are any leftovers we ask you to dispose of them at the collection points of the Esa company (you will be provided with the calendar with the locations); otherwise we will apply a penalty of 50,00 € that will be retained from the security deposit.
Property cleaning: if any problems are found with the cleaning of the property, it is mandatory to report it immediately upon delivery of the property, we will take care of sending the cleaner again, we will not be able to reimburse cleaning reported on the day of check-out, or in the days following the day of arrival.
Keys: at check-in a set of keys will be given to customers, in case they are damaged or lost we will apply a penalty of between 50,00 and 100,00 € (depending on the type of key or lock) which will be retained from the security deposit.

- Throws away your rubbish yourself following the recycling calendar (which you can find on the following pages) and do not throw any type of waste into the toilet.
- Remembers that check-out is at 09:00.
- Upon departure, leave the furniture arrangement unchanged and return the property (including the kitchenette) reasonably tidy.
- Remembers that you have a maximum of 24 hours to submit any complaints.
- Respects silence during the night hours and early afternoon.
- Takes care of the residence and the objects.
- When he goes out, he remembers to turn off the lights, TV and air conditioning.
- Any awnings or umbrellas must be closed at check-out, even if it is windy during your stay.

- It is preferable to use running water only for personal hygiene and for cooking, because, although it is drinkable, its taste is not pleasant.
